Major datacenter expansion in my small town, job or colo?

So theres this datacenter going up 10min from my house. Big fiber run, construction for 6 months already. Signs say HostHatch (https://hosthatch.com) but no jobs posted yet

Im thinking do I try for noc job or just ask about colo? Employee discount maybe? I pay $40/mo for my 1U at RackNerd now but its 200ms away. This would be like 5ms

The dream is both: job + cheap colo. Anyone done this? What pays better, noc or just keeping my remote gig and coloing local
